to the success of this multi-million dollar business - running an
apartment community. - This individual acts as the second in
command to the Community Manager of the community. This individual
will be responsible for rent collection, completing move-in and
move-out inspections, community inspections, leasing, creating a
wonderful place to call home, training and sales in accordance with
company policy.What you have already achieved: (Requirements)
Demonstrated ability to maintain a
delinquency of less than 2% by collecting rent from residents in a
respectful mannerPromoting a positive customer experience and the
ability to overcome objections -Attention to detail when it comes
to completion of lease documents, posting of rent collections and
inspection of ready apartment homesProven ability to drive positive
results while representing and promoting core valuesExcellent
verbal and written communication skillsA background in multiple
years of multifamily property management is requiredSolid
analytical skills and working with income statements and financial
statementsA sense of empowerment, accountability and success at
achieving goals, driving performance and developing team
membersAppfolio, G-suite, and Microsoft Office experience is a
plusWhat you are great at: (Responsibilities)
Is a key contributor to the
attainment of all management company goals in the community in
which they work. - Act as the assistant to the Community Manager of
the property, ensuring that community policies are adhered to by
residents, that rent collections occur timely and that the
community runs smoothly in the absence of the manager. -Assists in
ensuring the community meets economic occupancy goals from a sales
and leasing perspective by helping to drive leasing success, a
reduction in vacancy days as the result of timely move-ins, leasing
apartments, performing marketing outreach, training the leasing
team, walking and inspecting apartment - homes to ensure they are
ready for move in and meet DREAM quality standards. - -Promote
positive resident relations by treating each customer with respect,
using their names when greeting them, scheduling planning and
attending resident events and helping to create a sense of
community at the property. -Timely collection of rents and
aggressive pursuit of delinquencies resulting in a 2% or less
delinquency at month end each monthAct in accordance with DREAM
core values to maintain a respectful, ethical, professional, and
courteous communications and interactions with residents,
teammates, and contractorsAssist with leasing and sales by helping
the manager supervise leasing operations. Conduct training and/or
sales role play to improve performance and keep sales team skills
honed. -Verify that lease paperwork is completed timely and
accurately, scanned into the Appfolio CRM system and ensure that
all rent amounts and deposit amounts are accurately reflected in
the system. -Working with the manager, participate in the ownership
and accountability of administration of all activities related to
the physical operation of the properties, including service,
ordering, rent collection, paperwork and data entry into the CRM
system. -Ensure that opening checklist and closing checklist are
completed everyday in accordance with policyManage relationships
with vendors including purchase order and invoice processing,
arranging service and procuring bids at the manager's
requestParticipate in the regular inspection of model home, vacant
units, community common areas, parking areas, amenity areas
(including pool), meeting centers, mailbox stations, fitness
centers, entrances and exits to identify concerns and to ensure the
community is in good condition including repairs, cleanliness and
overall condition. -File on delinquent residents in a timely
manner, attending eviction or court hearings on behalf of the
community. - -Make personal contact with residents who are
delinquent in paying rent. This contact should include knocking on
doors, inspecting units for continued occupancy, follow up by phone
call and noting communication results in the Appfolio system.
-Ensure that all leases and contract files are prepared upon
application approval, are accurate and signed by all parties in
accordance with company policy. - -Upon manager's request, confirm
lease and renewal files are fully completed prior to any commission
or bonus request being submitted for the unit. -Initiate and
execute lease renewals and signings including making personal
contact with the resident inviting them to renew, discussing any
concerns or needs and ensuring the paperwork is accurateFully
understand and have the ability to communicate and explain the
lease documents to the residents at the time of signingCarry out
other duties as assigned by the property's manager and Senior
